A guide to some of the costs involved in buying a house

If you are buying a house for the first time, the whole process of signing the Sale and Purchase agreement, dealing with solicitors, legal fees and stamp duty can be confusing. Here is a guide to some of the costs involved in buying a home.

How much can you afford?

A good rule of thumb to follow is that your monthly loan instalments and current commitments (e.g. car loan, personal loan) should not exceed one-third of your monthly salary. Those who over-commit themselves financially may have difficulty making payments when emergencies crop up or if interest rates rise.

Handy tip: Use our conventional or Islamic loan calculators to estimate how much you can borrow, how much you will have to pay, and for how many years.
Fixed or conventional rates?

A fixed interest rate home loan promises fixed instalments throughout the loan tenure. It offers stability against fluctuating financing costs and ease of planning your monthly financial commitments.

A conventional loan with variable interest rates may suit those who want to take advantage of features such as overdraft facilities and so on.
Down payment

Generally, you will have to pay a booking or earnest fee of 2%-3% of the purchase price. This is non-refundable, so decide carefully before paying.

The bank usually finances up to 90% of the price of the property. You must have at least 10% in cash for the down payment. Also, don't forget that you can withdraw a limited amount from your EPF (Account 2) for your down payment.
Sale and Purchase agreement

Upon signing the Sale and Purchase agreement, you pay another 7%-8% of the purchase price, bringing the total down payment to 10% of the purchase price. After that, you usually have 3 months to pay up the balance or secure financing and a 1-month extension which is subject to 10% per annum interest on the balance due.

If you are buying a property under construction, the developer generally appoints a lawyer to draw up the Sale and Purchase agreement. The bank will deal with the developer to make progressive payments on your behalf.

If you are buying a completed property, you need to engage a lawyer to advise and act on your behalf when signing the Sale and Purchase Agreement and making payments, until the transaction is completed.
Insurance

As a home buyer, you will have to purchase Mortgage Reducing Term Assurance or MRTA, which ensures your home will be paid for in full should anything happen to you. The one-off premium payment is generally computed on the age of the borrower(s), loan amount, tenure and interest rate. It can be paid in cash up front or included in your loan to minimise the initial cash outlay required.

Additionally, a Fire/House Owners Insurance policy is compulsory to protect your property against damage. Should a mishap occur, your insurance payments may be used to minimise losses. The premium is payable annually.
Stamp duty and legal fees

Stamp duties and legal fees will need to be paid for your Sale and Purchase Agreement and Loan Agreement.
Did you know? For a limited period, Maybank is offering to absorb all legal fees including stamp duty pertaining to the Loan Agreement for financing purchases of completed properties. We will also absorb all legal fees except stamp duty pertaining to the Loan Agreement for financing purchases of properties under construction.
Monthly instalments

To avoid late payment charges, it is best to pay your home loan on time. If you miss several payments, you risk losing your home.
Other costs

Owning a place you can call home is a rewarding experience. After getting the keys to your home, however, there are still several other things you will have to pay:

* Monthly service charges (if you own an apartment)
* Deposits for utilities – TNB, JBA, Indah Water and telephone
* Assessment (twice a year)
* Quit rent (annually)

How to apply

Once you're ready to own a home, apply for a home loan online with us in just 3 simple steps:
1. Application

Decide which home loan is right for you. Click 'Apply now' and enter your personal details in the application form. If there is more than one applicant, you should submit their details too.
2. Processing

Print a copy of your application for your reference and then click "Submit" to send it to us.
3. Immediate response

If your application meets our initial requirements, your home loan will be pre-approved immediately. You will receive a Provisional Letter of Offer and application reference number.

If the bank is unable to process your application for any reason, our Sales Officer will contact you within 3 working days.

Go to your selected Maybank branch within the next 14 days with a printout of the Provisional Letter of Offer and relevant documents for verification by the bank.
Important! The Provisional Letter of Offer is subject to confirmation of your details and credit eligibility. It does not include Mortgage Reducing Term Assurance (MRTA) which is compulsory. This will be calculated when you visit our branch and you may opt to pay it in a single payment or capitalise the sum into your loan.
Checking your application online

You may check the progress of your loan application online any time from 4am to 9pm. Select Pre-approved Home Loan Enquiry and key in your reference number. We will keep you informed from the time you apply for a loan until the funds are fully disbursed.

IDance banteras dadah, arak

KOMTAR - Kebelakangan ini gejala sosial semakin menular dalam kalangan remaja di Malaysia.

Malah hampir separuh daripada mereka terpengaruh dengan gejala negatif ini akibat pengaruh rakan sebaya.

Sehubungan itu, sekumpulan anak muda terpanggil untuk membanteras masalah tersebut dengan mewujudkan program IDance.

Pengurus projek Kempen IDance, Grace Chiam berkata, ia bertujuan membanteras masalah budaya lepak, vandalisme, lumba haram dan juga penyalahgunaan dadah dan alkohol.

“Kami mahu membantu remaja dengan mewujudkan aktiviti sihat supaya mereka mendapat saluran yang betul untuk berhibur.

“Mereka tidak perlu minum arak dan mengambil dadah di pusat-pusat hiburan, kerana dengan program IDance mereka akan bebas daripada gejala negatif itu,” katanya.

Grace juga memaklumkan, seramai 2,000 orang telah menyertai kempen yang bermula sejak Ogos lalu.

Antara aktiviti yang dijalankan ialah bengkel tarian jalanan, IDANCE Campus Rally, kelas tarian hip hop mingguan dan sebagainya.

Beliau berkata demikian dalam sidang media sempena Pertandingan IDance di Pejabat Kerajaan Negeri Pulau Pinang, KOMTAR.

Pertandingan IDance akan bermula pada 20 Disember ini di New World Park, Pulau Pinang.

Pada tarikh berkenaan, kumpulan bertanding akan disaring terlebih dahulu untuk ke peringkat akhir yang akan berlangsung di Queensbay Mall pada 27 Disember.

Sehingga kini, sebanyak 15 kumpulan akan berentap bagi merebut wang tunai berjumlah RM2,000 untuk juara manakala tempat kedua pula sebanyak RM1,500 dan ketiga RM1,000.

Hasil penganjuran kempen I-Dance yang memberangsangkan pada 2007, membolehkan penganjur sekali lagi mewujudkan pertandingan ini.

Malah dijangkakan seramai 20,000 orang bakal membanjiri Queensbay Mall untuk pertandingan akhir.

Pertandingan I-Dance telah mendapat sokongan penuh daripada Kerajaan Pulau Pinang.

Saya sudah lama tak update blog ini. Hari ini ada nilai rajin untuk update setelah lama tidak aktif menulis di layar maya ini. Pagi ini saya membelek-belek sisipan muka depan akhbar Harian Metro, bertajuk “Bergasak kerana tarian”. Berita mengenai remaja anak muda kita pada hari ini yang “Mantop” dan “Bijak” menari tarian yang dikatakan menarik iaitu “Shuffle”. Saya ringkaskan kandungan berita tersebut. Tarian ini dijadikan “Lesen” untuk mereka berpeleseran sambil minum arak dan bergaduh sesama sendiri. Itu rangkaian ayat mukadimah laporan berita tersebut. Saya merasakan anda semua pasti sudah tahu dan diberitahu juga mengenai kegiatan remaja dengan tarian Shuffle ini.

Baru-baru ini juga saya berkesempatan berada di sebuah pusat membeli-belah di Pulau Pinang, dan aktiviti Shuffle ini juga dapat dilihat di sana. Remaja lengkap beruniform rasmi kumpulan Shuffle mereka dengan lambang dan identiti tersendiri. Saya pasti mereka ini semuanya masih bersekolah dan ada keluarga masing-masing. Ibu bapa saya juga tidak senang dengan suasana yang sebegitu kerana mereka remaja kita hari ini dan generasi akan datang! Tugas kita semua semakin berat untuk menyelamatkan bahtera generasi hari ini untuk sama-sama menongkah arus yang sentiasa bergelora ini.

   Shuffle ni dah lama ada. nak ikutkan sejenis upgrade dari breakdance. style lagu plak jenis2 lagu trance kat disco. shuffle agak berlainan daripada daripada tarian hip hop walaupun dari mata orang biasa tak dapat nak bezakan. sebenarnya tarian shuffle agak menarik lagi2 kalau dalam kumpulan (pandangan dari sudut kesenian).

Dari segi kesenian gerak tarinya mmg menarik yang boleh menggambarkan keSATUan dalam satu kumpulan. Tetapi amat menyedihkan “lesen” dan “permit” untuk berhimpun itu disalahgunakan dan timbulnya pelbagai perkara yang tidak sehat di kalangan remaja kita.

   Saudara Ashall, kita tidak Membenci kalian yang bergelar Shuffler,ya shuffle itu ada nilai seninya dengan gerak tari yang boleh membina satu kreativiti kerjasama secara berkumpulan.

   Saya juga kagum dengan bakat adik-adik shuffler ini yang sememangnya berbakat untuk menari dan mengikut rentak irama muzik yang dipersembahkan.

   Cumanya, yang menimbulkan kegusaran bagi kita ialah kesampingan “kerja” yang tidak sehat berlaku itu seperti pergaduhan dan sebagainya memungkin kan ia menjadi lebih parah.

   Mungkin satu cadangan kepada penganjur pertandingan, diadakan aktiviti ini di dalam kawasan selamat dan tertutup seperti studio, pentas yang sesuai untuk ahli keluarga berkunjung dan sebagainya. Kawalan keselamatan kepada si penonton juga perlu dan alangkah baiknya, pertandingan diadakan secara berasingan lelaki dan perempuan:) lebih indah pemandangannya dan cantik seninya itu.

   1960an- agogo, pop yeh yeh
   1970an- twist, funky
   1980an- disko, breakdance

   Ini sedikit susurgalur pop culture remaja di Msia. Masalahnya gini, bila segelintir remaja menyimpang, semua akan dilabel bermasalah. Yang menjadi polis moral cepat cepat menuding jari dan memberikan kata kata negatif kepada pihak yang salah!

   Ini bukanlah satu yang asing di negara kita. Semakin seorang itu tua, dia akan menjadi semakin konservatif. Walhal, semasa mudanya, ada diantara mereka yang memang johan travolta atau pak meon pun!ha ha ha

   Kepada yang bersih, kita tabik dan minta mereka sendiri memperbaiki keadaan di kalangan peminat dan penyokong mereka khususnya yang di bawah umur ini.

   Bukannya tiada tempat, tapi memang nasib anak melayu akan selalu merempat.

   Salam semua…..

   Saya merupakan ibu kepada 2 org anak yg berusia 7 dan 3 tahun. Disebabkan pengaruh TV dan persekitaran… kedua2 anak saya kini tidak terlepas dari meminati tarian shuffle. Memang melucukan bila tengok mula2 mereka bershuffle. Sekarang kedua2nye agak pandai menggayakan tarian tersebut.

   Bagi saya tarian shuffle adalah satu tarian yang bersahaja mengikut rentak muzik. Memang betul satu2 budaya yg timbul ada baik buruknya. Tetapi bagi saya rosaknya satu budaya itu adalah kerana manusia itu sendiri. Sekiranya individu itu sendiri memilih untuk memburukkan budaya itu, maka buruk lah.

   Boleh dikatakan saya bangga dengan kebolehan anak2 saya meniru tarian shuffle dan saya turut memberi sokongan untuk mereka lebih kreatif menggayakan tarian ini. Saya berkongsi info2 tentang tarian shuffle yang saya dapat melalui internet bersama mereka. Mungkin kalau ada CD tentang tarian ini, tidak mustahil saya akan membelinya. Tidak lupa juga saya turut memberi nasihat kepada mereka tentang gejala yg tdk sepatutnye mereka tiru.

   erm… takut la pulak bila memikirkan benda2 mcm ni terjadi kt remaja kita… ibu bapa kena bentuk anaknya elok2 agar tak terdedah dengan gejala yg xsepatutnya….
